The Challenge
Due to severe financial restrictions, the development of 58 holiday apartments at Bundoran, Co. Donegal, were put into receivership. The appointed receiver, Farrell Grant Sparks, appointed McCarthy & Associates to take on the task of project managing the completion of the development.
With construction of the apartments substantially complete, the challenge was to complete the remainder of the construction in as short a timescale as possible and within an agreed budget. Prior to the project being completed, an operator also had to be trading on the development.
The Solution
A project management team was put in place which assessed the current status of the project. Once completed a number of problems were identified and as a consequence a revised project management structure was established. Negotiations commenced with the main contractor and sub-contractors, and where necessary, replacements were proposed by McCarthy and Associates, and in all cases, new contracts were negotiated for completion. Briefs for completion were also negotiated with the design team. As a result of this process a fully coordinated and motivated construction and design team was created with a clear brief for completion. Meetings were held regularly to ensure the development remained both on programme and on budget, and to allow continuous monitoring of the works with expedient resolution of any arising issues.
The Outcome
McCarthy & Associates delivered the 58 apartments within the appointed time frame and budget. An operator was established on site and the apartments have been trading successfully since 2002.
