- Development of a detailed brief with the client
- Agree budget following detailed Financial, risk appraisal
- Quality / design / compliance review
- Employ a design team, appropriate to the project, on behalf of the client or engage with existing design team.
- Manage the design development process whilst constantly checking on functionality; budget and compliance with the clients brief.
- Challenge the designs and costs provided, where appropriate.
- Identification of a) tender; b) negotiation and c) design & build options;
- Management of tender, negotiation or design & build option selected.
- Assist Client’s legal team in contract preparation (avoid opportunities for time extension and claims)
- Present tendered or negotiated costs to client & attain approval
- Project-manage the design and construction process to completion.
- Regular inspections and reporting to client on construction progress in terms of costs, quality and programme.
- Manage all client; design; construction and cost management progress meetings and ensure all relevant parties are held accountable.
- Set up an efficient reporting system, appropriate to the project
- Set up and manage a risk register, appropriate to the project.
- Project-manage the attainment of all statutory compliance & associated certification.
