The Challenge

Given that the proposed development was to be constructed on the existing site of the clients’ medical practice the main challenge was to complete the works while maintaining a link for the existing practice and its client body.

Alternative temporary accommodation for the medical practice was required and the development needed to be completed as quickly as possible. A detailed client brief was required, and it became apparent that additional alternative practices were required to ensure a return on investment.

Solution

A detailed brief was determined that involved canvassing alternative practices, that did not compete, but enhanced the existing business model. In order to ensure the commercial viability of the project a concept design was produced, critically analysed and amended accordingly. Following a competitive tender period and in-depth interviews a contractor was appointed for the development in Feb 07. Temporary accommodation was located for the medical practice close to the site, allowing business to continue with the local community. As every effort had been put in initially in the selection of the design team and the main contractor a good relationship between all concerned was maintained during the construction period. This meant that any problems on site were dealt with immediately allowing the work to progress quickly, allowing the development being completed on time and within budget.

Outcome

Following a successful completion of the development the doctors have now resumed residence in their new state of the art clinic and are currently expanding their practice to include more disciplines including a new dental practice and chiropodists, thus providing a greater service to the local community.
